Now at 34 i am still stuck with it and my mom refuses to assume the mortgage. What can i do to legally get out of this situation. She even convinced me four years ago to do a quick claim deed. She pays the mortgage late and she is messing up my credit.

If you've signed the quitclaim deed in her favor, then she is presently the owner of the property. But, she will not be considered responsible for the loan because you are on the mortgage deed. _________________ Procrastination is the enemy of your financial success
