My mother is wanting to transfer a deed to her nephew. The deed now has my deceased fathers name on it and her name listed on the deed. Can you please explain how we can do this without any expense? We live in Texas.

Hi marquezdee,

Your mother will have to sign an affidavit of heirship at the county recorder's office in order to get the property transferred in her name. Then she can sign a quitclaim deed and transfer the property to her nephew.
