I gave my sons my house I own. I would like to get the house out of my name and into theirs. Is the quit claim deed the way to go? Would they have to pay anything?

Hi Derenda,

You can sign a quitclaim deed in order to transfer the ownership of the property to your sons. If the property is free and clear, then you may even go for the option of a warranty deed. After the property is transferred, your sons may be liable for paying the property transfer taxes, deed recording fees, etc.
