My mother lives in AZ, and she filed bankruptcy last year. She doesn't have any income to pay for the mortgage. and I, her son, have been paying monthly to her mortgage since then till present. My mother wants to transfer the property over to me. Would it be advisable for her to do the quit claim deed to me? I just want to know if this transfer of property will be smooth or will there be other consequences i may have to face. Your advice or suggestions would be greatly appreciated.

Hi Friend ,

Welcome to MortgageFit, Is this property is Included in Bankruptcy or it has clear title?

If its title is clear then it will normal to quit claim & if its included in Bk then i will be considered fraud.

Assuming she still owns the home after the bankruptcy, you still have to pay off the mortgage, get the mortgage company to allow you to assume the loan, or refinance.
