What does filing a Quit Claim deeding it back to the bank do it you decide to walk from your home after trying to get a modification twice and havent received an answer from the bank? Am I still responsible for the HOA dues, keeping up the landscaping in the front yard and would the Quit Claim release me of any liability if someone gets hurt on my property after I have moved out?

Hi SusanD,

If the property is transferred to someone else, then you won't be liable for the maintenance of the property or the HOA dues. However, if there is a mortgage on the property, then you will still be responsible for it. After the property is foreclosed, the lender will come after you in order to recover the deficient balance.
