my ex and i split amicably in 96. she left me the house, i paid her for half the equity and we had a notarized quit claim deed. the divorce decree is registered, with me as the legal owner.

in 2004, my original home was destroyed in a level 3 black water sewage spill, ruining the property and puttin me out of my home for 2 years. when i tried to refinance my loan, i hadn't had contact with my ex for 14 years, she'd been remarried 3 years after our divorce. i can't locate her. i get collection calls for her. without hiring private investigation, i had no way to find her to re-sign the quit claim. i had an envelope that said 'original' quit claim, but it was a copy. no one can tell me how to get her off the title to my home/property. what can i do?

You can contact the county recorder's office in order to get the quitclaim deed. Apart from that, you can even contact a real estate attorney and discuss your situation with him. He will guide you in this regard.
