I purchased an apartment complex in Mn on a Contract for Deed in 2007. In 2010, due to loss of employement, I was unable to maintain the property and sold it back to the original owner on a quit claim deed. Does this get treated as a sale for amount owned, or as a debt forgiveness for IRS tax purposes?

I don't believe we have any tax experts who regularly participate in the forums here, so I recommend that you consult with your personal tax advisor, if you have one. If you don't, then you can always confer with the IRS directly, or seek out a local CPA or other similar professional.
