Hi, last year my husband removed his name by quit claim deed from our house deed. I was already on the deed. I then added my daughter's name in case something happened to me. Now my step-daughter who is not on the deed & never has been, is trying to find out if she can take the house from me if her father dies or she may try to get his name put back on the deed. Can she do this without my consent? It also states on the bottom of the quit claim that no grantors heirs,legal reps,or assigns shall have, claim or demand any right or title to the property, premises, or appurtenances, or any part thereof. The quit claim deed was notarized in the lawyers office & filed with the County Clerk's office. We live in New Mexico.

Hi anita,

Your step daughter cannot add her name to the property deed unless you add her name to the deed. She will have to take your permission in this regard as you're the owner of the property.
