Can I just file the quitclaim or should I go with the Novation?

I lived with someone for 16 years and we bought a house together. He refinanced without me. Can I just file the quitclaim and be done with the whole thing or would I have to go with the novation so I won't be liable for the mortgage too?

Welcome to forums!

You can sign a quitclaim deed and transfer the property to someone else. As the person has already refinanced the loan, there is no question of novation.
