Hello, we live is GA and my brother quit claim deed the property over to a relative and it has been over a year and it is not recorded. We receive multiple citations from the city to fix the property and we are having to pay for all expenses until the home is recorded. He is refusing to speak with my brother on this. There is another person to whom my brother is going to quit claim deed the home to and we need to make sure that the relative won't have any legal ground to take us to court after this. We don't know what to do. Please help. Thank you.

Unless the deed is recorded, you won't be considered as the legal owner of the property. I will suggest you to contact a real estate attorney and take his opinion in this regard. He will guide you as to what steps you need to take in order to resolve the matter.
