My aunt passed away, but created a warranty deed with my sister's name on it. Now she wants to rent or sell the house, what does she need to do in order to transfer the title into her name?

Welcome to forums!

Is the warranty deed recorded before your aunt's death? If yes, then your sister is already the owner of the property. In such a situation, she can list the property in the market in order to sell it off. I don't think she will need to do anything else.
