Can someone, whos name is on the deed along with mine, use it for colateral on her new house?

We bought land for our children but one is still in our name(we are divorced), can my ex use the land deed without my signature? I am trying to get the land turned over to my kid so he can build his house. If she somehow did use our sons land deed for something, can our son still get the land into his name?

As your ex is one of the owners of the property, she can use it in order to get a mortgage. However, there are chances that the lender may ask her to take your permission before that. But, once she secures the loan, it may be difficult for your son to use the land. Your ex needs to pay off the loan in that situation and transfer the property to your son so that he can get the land in his name. Feel free to ask if you've further queries. Sussane
