Is a quit claim deed valid if filed in the wrong county? We searched the county records and found nothing, so I am submitting a Affadavit for succession of real property for some raw land my dead father has in his name , then by accident I found a quit claim deed giving the land to my brother in law. Is his claim valid if not filed in correct county, or can I jump in there.

Hi Micheal,

If the quitclaim deed is not filed at the county recorder's office where the property is located, the deed won't be considered as legal/valid. You can contact a real estate attorney and he will let you know what steps you can take now in order to get the property transferred in your name.
