Welcome cwaimegirl,

Your mother and you can file an affidavit of heirship at the county recorder's office and get the property transferred in your name. This will make you and your mother the owners of the property. As your mother is deceased, you can yourself file an affidavit of heirship to get the property transferred in your name. For better assistance, you can take the help of a real estate attorney.
