I live in NC. I want to add my name to the title of the house that my sister has in NC. Where do I find this form & how do I register it? Thanks.

Hello diamondmissy,

Welcome to the Community.

You can add your name on the title easily if your sister wants as she is the owner of the property. So is your sister ready to add you on the title?

She just needs to prepare a new deed to transfer a certain share of the property to you to add you on the title. If it is a mortgage property then she should use a quitclaim deed otherwise she can use a grant deed.

Hi diamondmissy,

Welcome to the forum.

Your sister is the owner of the property right? So if she only quitclaims to you then your name will be added on the title. BTW is it a mortgaged property? If it is a mortgaged property then she should take consent from the lender before she quitclaims to you.

Yes,my sister is ready to add me on the title & yes there is money owed on the property so we are trying to refinance at a cheaper interest rate. Thanks for the welcome & the information.

it sounds like a plan, diamondmissy. you can check with a local attorney, or you can find your own quit claim deed in office supply stores (usually) or online. as larry noted, you ought to let the mortgagee know if you retain the existing mortgage. putting you on title to enable a new mortgage is also a good idea, and you won't have to worry about the old mortgagee in that event.

Use a grant deed from your sister as grantor to you and your sister as tenants in common as grantees. Have the deed notarized and recorded in the county recorder's office where the property is located.

Check with the mortgage company first, as you may accelerate the loan by making a transfer. You may want to do it as part of the refinance.
