There is still a mortgage on my property and I want to place an additional name on the deed, what kind of deed do I use and what are the necessary steps to take to make it happen?

Hi annette wilcox,

As you want to add someone to the property deed, a quitclaim deed will be a good option for you. You can find sample quitclaim deed forms online. Once you fill out the form, notarize it and record it at the county clerk's office.

Hi Annette,

The very first thing you should do is to have a talk with the lender. The lender's approval is required if you'd like to add anyone to the title while you're on the mortgage.

As far as adding the name is concerned, you may use a grant deed if it's applicable in your state of residence.
