She has enough money for 6 more months. My brother and I want to buy the duplex so she can stay in the facility longer. When her money runs out (about 2 years) she will go to a nursing home. Do we have to go thru a real estate agent to buy this?

Your mother being the Seller and you being the Buyer leaves no reason for a Realtor to get involved.
