I want to transfer the deed of a co-op on my child's name and still be able to be the guardian for the property and sell it for him if a good offer is made for it.

Hi Nila,

As far as I know, property cannot be transferred to a minor child. However, you can transfer the property to a trust and your child can be the beneficiary of that trust.

a minor definitely cannot be an owner of real estate. establish a trust in order to accomplish what you desire.
