my father died many years ago and my mom never changed the deed title from the VA loan to her name. the house is paid off but how do i release the deed from the VA office.

I believe you would need to get a re-conveyance, to deed the home in your name, with no lien. Contact a title company in your town and they can direct you to record the proper deed

Your mother and you need to file an affidavit of heirship at the county recorder's office and get the property transferred in your names. This will make you and your mother the sole owners of the property.
