ok my mom recently got divorced to my father and wants to know how she can go about changing the name on the deed to her name from his.

If the home is free and clear, you can file the Quit Claim deed, to transfer ownership. If there is a loan against the property, there is nothing that you can do to change who is on the loan, except by refinancing or selling the home. A party can be added to title, or removed, but not added or removed from the loan. Good Luck

Hi tnhomeowner,

Your father will have to sign a quitclaim deed and transfer the property solely to your mother. This will make your mother the sole owner of the property.
