What is the easiest way to do this. The condo is currently in her name. We live in Florida

The mother can sign a quitclaim deed in order to transfer the property. However, if there's a mortgage on the property, then you'll have to refinance the mortgage in your name so that she doesn't remain liable for the mortgage dues. As far as warranty deed is concerned, she can use it only of the property is free and clear. _________________ Procrastination is the enemy of your financial success
