Hello- She can sign a quit claim deed to remove her name and add yours to the title giving you 100% ownership. Contact an attorney to draw one up, should not be too expensive they're a piece of cake to do. Good Luck.

Hi raybattle!

Signing a quitclaim deed will serve your purpose. Your mother will have to sign a quitclaim deed in your name. You can get online quitclaim deed forms but it is always better to draft the form by an attorney. You will then have to notarize it and record it at the county recorder's office.

Thanks,

Jerry

Use a warranty deed or grant deed.

For family members, the best method is quitclaim deed. Your mother can sign the quitclaim deed to transfer property to you. That's quickly, simply and legally.
