| I am a foreigner who bought a house in California a few years ago. I do not own any mortage on the house. I am planning to add my only grand daughter to my house deed, who is now 5 years old and has dual citizenships. I would like it to be a join tenant with rights of survivorship. Is it possible to add a minor to a deed and does my grand daughter still have to pay estate taxes assuming it is more than $2 million at the time I die? Any kind advice would be greatly appreciated. Thank you vey much in advance. |

Welcome to forums!
As far as I know, minors cannot be added to the property with the help of any deed. However, they may inherit property. As your grand-daughter is only 5 years old, I think you won't be able to add her to the title of the property.
