Hi patrickandaliciabradshaw

Welcome to Mortgage fit,

As of now GF did not own the land on her name because her father left no will. Now what the girlfriend can do is,she should go to the court and ask the court to transfer the property of her dead dad to her under Intestacy laws.

Once she owns the land you can pursue her to transfer the land to the VET or ask her to refund the 7500 USD to the VET...

Feel free to ask any further query if you have.......

DIPA

Hi patrickandaliciabradshaw,

The girlfriend will have to file an affidavit of heirship at the county recorder's office in order to get the property transferred in her name. Once she does so, then she will have to sign a quitclaim deed and transfer the property to the VET. It will be a good option if the VET consults a real estate attorney in this regard.
