I have not been living with my wife for six years already. We are not divorced. I want to buy a house as sole and separate property, but she doesn't want to sign the deed. What can I do?

As with many things laws differ by locale. In CA I know you shouldn't have a problem but might in another state. You might want to consult an attorney.

If you buy the property with community property funds, the house is community property. If she won't sign a quitclaim deed, you have no other choices, unless you have other separate property with which you can purchase the house.
