File Affidavit even if there is a trust

I own property with my long time friend of 30 years. We are in title as unmarried people as joint tenants. He is deceased, and I am ready to record a Affidavit of Joint Tenant. My question is he has a trust for all his properties. Can I still record the Affidavit or do I have to go by the trust? which Trustees are his daughters and they want me out of the house. Can they do this? The Trust does mention our property but title is held just the same as above.

I don't think you would be able to transfer the property in your name by filing an affidavit of heirship. As the property is included in the trust, the beneficiary named by your friend would receive it.
