The court house told me I am suppose to give a grant deed now while he is paying it off monthly for years The deed of trust & assignment of rent is what is protecting us right? If they miss payments can the grant deed be terminated easily?

Hi donna,

Welcome to the forum.

If the court house has told you to give a grant deed then you are suppose to do so. But as for as I know, no one can use a quitclaim deed if the property is under mortgage.
