Mother & client on title; Mother is now deceased; client wants to give property to daughter.

Hi marciagiannini!

Welcome to forums!

If the property is free and clear, then a warranty deed or a grant deed can be used to transfer the property. However, as far as the verbiage of the deed is concerned, the client will have to contact a real estate attorney and get the deed drafted from him.
