I purchased a home in March of 2004, I married in July of 2005 and placed my husband on the mortgage and title. We are now most likely getting a divorce and I would like to know how to remove his name from the mortage and title of the property

You'll have to ask your husband to sign a quit claim deed and transfer the property in your name. Once he does so, you would become the sole owner of the property. As far as the mortgage is concerned, you'll have to refinance it. Thus, you would become solely responsible for the loan.
