Being on the title of a house

My boyfriend and I are in the process of buying a house. He is a Veteran of the military, and will be using the VA loan. WE found out that since we are not married, he has to apply for the loan solely by himself. I cannot be on it.

My question is, if he buys a house using the VA loan (he will be the only name on the mortgage), is there a way for me to get on the title of the house? My concern is that since I will be paying towards the mortgage and contributing to the down payment, I want to make sure that if something happens to him and/or we break up, that I will be listed on the title.

Please let me know any information you have.

Even your name is not there on the mortgage & if your name is on the deed surely you will be entitled for the benefits of the property.

Rather responsibility of paying the mortgage will be with your boyfriend but as your name will be on deed you will co-own the property.

Just insist that your name is there on the deed. :wink:

Hi eringuerrero,

To add you on the title, your husband needs to sign a quitclaim deed where he would be transferring his share in the property as grantor to you and himself as grantees.

erin, before you do all this, run the scenario by the lender who is granting the loan. if they are in agreement, you can do the whole deal at the same time - take title jointly with the loan in his name only.

As George said, this can happen through the loan process. You can be added on as a non obligated co borrower. Meaning you will sign the note, deed of trust and any riders. As well as have title prepare a deed adding you to the title.
