As there is a mortgage on the property, your daughter will not be able to add your name to the property with a warranty deed. She will have to use a quit claim deed in this case. She will remain on the loan as the primary borrower and will be responsible for the mortgage if you do not refinance it. Feel free to ask if you've further queries. Sussane
