How to change title to a mobile home located in a mobile park...Title is held in my name and girl friend but loan is under her name only. I want to take my name off title. Do I use a quit claim? Do both parties have to sign qc or is my signature enough? ?

Hey kmyagi

Yes, you can use a quitclaim deed to give away the ownership of the property to your girlfriend. Then you need to notarize and record it. As far as signatures are concerned, there are some states which require both the grantor and the grantee to sign on the deed. In some states, only the grantor is required to sign the deed. You will have to contact the county recorder's office and get the information whether both of you need to sign the deed or not.

Hi

You can simply quitclaim the property to the new owner. That will be enough to change the title to the owner. However, since you had already sold the house, you need to record the sale in the county recorder's office to change the title to the owner.

Hi Connie,

If your parents had a will, then you need to probate that. Once the will is probated, then you need to record it at the county recorder's office. If they haven't left a will, then you need to file an affidavit of heirship at the county recorder's office and transfer the property in your name.

You need to contact the county recorder's office in order to file an affidavit of heirship and get the property transferred in your name.

My Mother passed away without a will. I have 3 sisters and we need to sell her mobile home. We have a deed and its paid in full. What do we have to do to change the title to the new owner. The deed looks like its through the DMV. I have no clue how to do this. Please help!

You will have to file an affidavit of heirship at the county recorder's office or the DMV in order to get the property transferred in your names. You should contact a real estate attorney and take his help in this regard.

Hi Alice,

You can sign a quitclaim deed and transfer the property to your brother. This will will make your brother the sole owner of the property.
