A friend's mother passed and left him, in her will, the house they both have lived in for over ten years. How does he go about transfering the title into his name. I might had that the will is notarized, though never filed. There are no property liens or any other encuberances on the property.

As your friend's mother has left a will, the will needs to be probated first. Once the will is probated, your friend will have to record the will at the county recorder's office and then transfer the property in her name.

Niices is correct.
You might also want to contact the attorney who prepared the will in order to get started.

In my opinion your can contact your local attorney to apply will & transfer ownership to your friend. Other viz he can get this home by beneficiary.
