My mom bought a house, her cousin put in $20K. the deed and the mortgage is under her and his name. he hasnt paid anything since. my mom's brother who was the realtor, sold my mom the property and said that the cousin got his 20K back. after that, we never heard from the cousin again, she paid for the mortgage and repairs and eveything (reciept available). now the cousin is dead, the name is still in the title and the mortgage and she wants to sell the house. the cousin has an estranged son who lives in another country. we live in nj. what to do next? HELP PLEASE!

Hi blueishlight,

As the cousin's name is still on the property deed, his son will be able to claim his father's share of the property as a heir. Moreover, in order to sell off the property, your mother will have to remove her cousin's name from the property deed. I will suggest her to contact an attorney and take his opinion in this matter.
