If wife adds you to the title then lender will require that the mortgage be refinanced. As the title will be held differently from how it was held at the time mortgage was taken lender will ask for a new loan agreement to be made.

What if my wife put the duplex in a trust until it's paid off and once it's paid off we can then do a quit claim deed will that work?

What will be the use of keeping the duplex in a trust?

If she will be making the deed after mortgage is paid off then it can very well remain in her name up to that time.

Would signing it and having it notarized make it legal?

Ralph,

The will should be properly drawn, signed and witnessed, these steps would make the will valid. But the person should consult an attorney for properly making the will.
