i now live in my fathers building. he leaves everything to me. i make repairs etc, upkeep. is there anyway i can protect myself if something happens to my father or mother. he has said that he wants me to have the building. but what steps should i take to make his wishes legal.

Hi shay,

You can ask your father to sign a quit claim deed and add his name to the property deed. This will make you one of the owners of the property and you would have legal rights to it.
