My Grandmother passed away without a will leaving property to my mother who had no other brothers or sisters. My mom passed away without a will. I am the sole heir to the property. My mother never had the title/deed chandged to her name. Will the affidavit of heirship be enough to transfer title/deed to me in my name. Also I want to refi and cash out to rennovate the property, will the bank allow this with the affidavit of heirship?

If that is the case you should consult with an attorney who can review the situation and help expedite your petition for guardianship.
