I have two houses, One my primary the other a rental. My primary is about to be forclosed. can I do a quitclain deed on my rental to my 20 year old son? So no lean or anything so I don't lose it too???

Welcome fairfieldlawncare,

If the primary property is still not been foreclosed by the lender, then you'll be able to sign over the property to your son. Your son should record the deed at the county recorder's office in order to validate the deed.
