my parents own a property along with other two individuals, this two individuals left to Mexico for more than 10 yrs and we never knew anything about them, this is a big problem for my parents because they cant refinance or sale the property, they always request the signature and presense of this two individuals. my parents have proof they have been making the paymens from their checking account under their names only. Is there any other way to remove this two people.

This is a tough situation...what needs to happen is the other two people need to quit claim their interest in the home over to your parents, and if you can't locate them...THAT'S a problem.

Better speak with a real estate attorney to see what your options are...

Hello Mvillagrana,

In order to sell the property without these two individuals, your parents may file a partition lawsuit to force the sale.

I don't think a refinance is possible without their signature.

You may consult an attorney for further advice.

Can I have my mom buy a house and then add my name to the title? If not how can I have Mom help me buy this house with my 580 credit?

I know I can rent to own-but I also want the tax deductible benes of owning a home.
