I want to take my name off of the deed however I still want to be on my sons original loan(I,m on the loan now) can I remove my name from the deed and not the loan?

Welcome sudi,

You can remove your name from the property deed by signing a quitclaim deed in your son's name. However, there are chances that the lender will ask your son to refinance the mortgage and get it transferred in his name.
