I bought a house owner finance with my partner and she is willing to sign to have her name removed and I want to place my son's name in her place. what type of form do I need. The owner whom I'm purchasing from mentioned to me I would have to handle that and file it.

Hi normajcansino,

If the property deed includes you and your partner's name, then your partner will have to sign a quit claim deed in your favor and remove her name from the deed. After that you need to sign another quit claim deed and add your son's name to the deed.
