If a son has mother are on warranty deed however son is the one making all payments and mother now wants to have name removed and all property to belong to son, can son just fill out new deed and have notorized with no problems

a quit claim deed could be used, but it cannot be done simply by the son. mom would need to be the grantor and sign off on the transaction. what you have to remember is that the mortgage is due and payable when property is conveyed, so the lender may ask you to pay them off right away.

My mother owns a house in which she has not lived since moving in with me and my wife. She is now wanting to sell the house and let us apply the proceeds to the mortgage on our house (her house appx 150K, our mortgage appx 250K). how does this work in terms of taxes, inheritance etc. I am her sole heir.
