Guest, any such purchase must be subject to the current owner being required to pay any and all taxes due - either from the proceeds of the sale

I hope you've engaged legal counsel to assist you in this transaction. "Do-it-yourself" is not going to be adequate to protect your interests.

I agree with George. It will be better if you could ask the seller to pay off the property taxes or else you won't be able to own the property free and clear. If the seller does not pay the property taxes, you may become liable for paying it.

Sussane, please allow me...

It will not "be better" to ask - it is mandatory. Title to the property will be clouded by unpaid taxes, and yes, they will be payable by the new owner if he is fooled into thinking that assuming that burden is appropriate.

The seller of the property absolutely must pay those taxes in order for our poster to obtain a valid, clear title.

There are just no maybes, no asking of the seller, no bargaining to be done.
