My father recently passed away and left me 2 lots. His ex-wifes name is on the title and we have no idea where she is it has been 43yrs since they were married. The divorce states what is his is his what is hers is hers. He has paid taxes for all this time and paid off many yrs ago. How do I get this out of their name and into mine?

You can only add or remove parties from title that are legally able to hold the title, by having that parties consent. The ex wife would have to sign off her rights to the property. Without her signature, she is still a rightful owner of the property. Was there a will and trust? Was there any probate? You may be able to initiate probate to initiate who is rightful owner, heirs to the property

Welcome swimhard,

I agree with Chris. Unless you find the ex-wife and she signs a quitclaim deed or a warranty deed in your favor, you won't be able to claim sole ownership of the property.
