I bought a house with my name only in WA, and my daughter lives there and makes all the payments and pays the taxes and has for the past 5 years. how can I put her name on the loan, showing that she makes the payments. she does not qualify to buy the house because of poor credit. I want her name on it in case I die. How can I do this to show she is paying for the house.

Depending on her credit grade, you might be able to refinance and add her as a co-borrower. If that doesn't work, add her onto the Title and make sure she keeps her receipts for future reference.

i'd agree with ted on the second point, because if her credit is still poor, no lenders will likely consider her as a borrower if you were to refinance.

if she's going to keep receipts, she ought to keep all receipts for payments of taxes, insurance, etc. adding her name to title may make your lender uneasy if they discover it.
