If I turn my house by quit claim deed over to my 2 children and down the road my wife and I have to purchase and move into a condo can I sell my house. Or what are my options.

Once you quitclaim the property to your wife and children, they will become the owner of the property. You won't be able to sell off the property. Your wife and children will have the rights to sell off the property.
