Warranty deed removing deceased father

I would like to know how my mother removes my deceased father's name from the warranty deed (in both their names) and she has had an affidavit of heirship for many years and simply needs a new warranty deed in her name only-state of Tx. My father left no will and the letters of Administration were granted to my mother and she paid for the house and there are 3 children surviving. What does she do to get her new Warranty Deed? Thank you

Your mother can file for an affidavit of heirship at the county recorder's office in order to get the property transferred in her name.
