Hi jeannunley,

Fee simple refers to absolute ownership of a real estate property. It means you own the property free and clear of any lien or encumbrances. A warranty deed is an instrument of transfer of property. Unlike a quit claim deed, it is a more secure way of transferring property as it transfers property free and clear.

Welcme capo,

You can use a warranty deed in order to convey gas and oil rights to someone else. However, it would be better if you could take the opinion on an attorney in this regard.
