My inlaws deeded their land to my husband but we have not filed the deed yet. My father n law passed away this last year but my mother n law is still living. We wanted to wait and file the deed after she passed away can we do that or do we need to go ahead and file it

You should file the quit claim deed when the granters are alive. After their death, the deed may not be considered as valid if you fail to record it.
