My warranty deed wording is: Successor trustees herein called Estate grantor, to Joseph Tann, a single man and Paula J. Navarette, a single woman, as joint tenants with Rights of Survivorship.

if you own half of the property - which half is it? is it the kitchen, the living room and the half-bath plus the garage and the left side of the lawn?

no, paula, you own the whole house jointly with joseph. neither of you can act without the other's concurrence.
